Property costs beyond the agreed price

When you buy residential property in India, the price on the agreement is only part of what you'll pay. Stamp duty and registration charges are state taxes levied on the transaction value (or the circle rate, whichever is higher), and they vary dramatically — from around 3% in some states to over 7% in others, with additional registration fees on top. Many states offer a reduced stamp duty rate for female buyers, which can save lakhs on a mid-range apartment.

Professional tax is a state levy on salaried income, deducted monthly by your employer and remitted to the state government. The rates and slabs differ in every state that levies it — Maharashtra tops out at ₹2,500 per year (₹200/month for most salaried employees), Karnataka has its own slab structure, and several states charge nothing at all. The constitutional cap is ₹2,500 per year under Article 276, but how states structure their slabs to reach that cap varies.

Stamp duty is not deductible from income tax under current rules (except in limited circumstances for let-out property under the old regime), but knowing the total acquisition cost matters for your capital gains calculation when you eventually sell. Professional tax, on the other hand, is deductible from salary income and flows into your in-hand salary calculation automatically.
